Shine Associates, LLC has been retained to search, identify, and recruit a VP, Asset Management on behalf of our client (Company’). This position will be based in Chicago, IL.

CLIENT DESCRIPTION
Our client is a 100% employee-owned investment advisor based in Seattle, Washington. Founded in 1978 with the goal of representing the investment management needs of mostly Taft-Hartley trusts, the Company offers clients a wide range of real estate debt and equity, fixed income and stock strategies. As of September 30, 2025, the firm managed over $8.8 billion in assets.
As an investment manager to union trusts, the firm believes that strategy decisions must balance return opportunities with prudent risk considerations. VP, ASSET MANAGEMENT
The VP partners closely with acquisitions, development, property management, leasing, accounting, and executive leadership to execute portfolio-level business plans and drive investment returns. The ideal candidate combines strong real estate financial, operational and strategic decision-making capabilities.
KEY RESPONSIBILITIES
- Execute comprehensive asset management strategies to maximize NOI, cash flow, occupancy, and long-term asset value.
- Oversee business plans for individual assets and portfolio-wide initiatives.
- Identify value-add, repositioning, and redevelopment opportunities.
- Analyze property financial performance, budgets, forecasts, capital expenditures and construction draws.
- Work with production/analyst team on financial modeling, valuations, sensitivity analyses, and refinancing scenarios.
- Help prepare and present investment committee materials.
- Assist in the preparation of client reports, presentations, and analyses for investor meetings and quarterly reviews.
- Participate in client calls and meetings as needed, ensuring accurate communication of asset-level details and execution status.
- Participate in the selection and engagement of leasing and listing brokers.
- Negotiate lease and transaction terms with tenants and brokers.
- Coordinate lease drafting and negotiation with outside counsel.
- Monitor tenant improvements/coordination with property manager.
- Prepare lease documentation when appropriate (amendments, notices, license agreements, etc.)
- Work with marketing team on union related issues and implementation of the Responsible Contractor Policy.
- Evaluate market trends, rent comparables, and competitive positioning.
- Oversight of property managers, including evaluation of performance and recommendations regarding potential management changes when warranted.
- Work with property managers and construction managers to oversee major capital improvement and tenant improvement projects.
- Review and approve annual operating and capital budgets.
- Support acquisitions through due diligence, underwriting review, closing and transition planning.
- Participate in financing and refinancing efforts with lenders and capital partners.
- Assist with dispositions/project closeout, recapitalizations, and joint venture negotiations.
- Corporate Travel: Periodic for corporate meetings, Portfolio Manager meetings and Asset Manager meetings (Seattle, California, Boston)
- Operational Travel: Regular property inspections, tenant meetings, broker meetings, property manager meetings, construction meetings, market review, etc.
QUALIFICATIONS AND EXPERIENCE
- Bachelor’s degree preferred in Real Estate, Finance, Business, or related field.
- 5+ years experience in commercial real estate.
- Knowledge of leasing, property operations, and commercial real estate markets.
- Experience managing office, industrial, multifamily, retail, or mixed-use assets preferred.
- Excellent communication, negotiation, and organizational skills.
- Able to work independently or as part of team

COMPENSATION & BENEFITS
The annual compensation for this role is expected to be in the range $130,000 - $175,000. Actual base salary and bonus will be determined by several components, including but not limited to: relevant experience, skills and qualifications, base salary of internal peers, and geographic location. In addition to base salary, this role may be eligible for a discretionary annual bonus. The Company is prepared to offer a competitive compensation package.
