Our client, along with its affiliated entities, is a fully integrated principal investment firm focused exclusively on light industrial real estate within the United States. Together with its affiliated property management company, the Sponsor is a vertically integrated real estate operating company with over 50 employees specializing in the investment and management of light industrial real estate. The Company’s’ in-house capabilities include leasing, facilities maintenance, construction management, and property management. The Firm’s vertically integrated team has demonstrated an ability to manage investments, property operations and dispositions throughout multiple market cycles. As of March 31, 2023, the firm owns and operates approximately 10.8 million square feet of light industrial real estate totaling over $2.1 billion of assets under management. The Company has corporate offices in Oakland, CA, Dallas, TX and Boston, MA along with regional property management in select active markets.ACQUISITIONS ANALYST
The primary responsibility of the Analyst is to assist the Acquisitions team in the preparation of detailed economic analyses of potential industrial acquisition, joint venture, and/or development opportunities in various target markets. The Analyst should have strong investment acumen and excel in a fast-paced environment. They should be confident in working independently to ‘dig in’ to markets with insightful takeaways and reports back to the team.
ESSENTIAL DUTIES AND RESPONSIBILITES
- Perform financial and qualitative analysis of acquisitions and development opportunities via financial modeling, analysis of cash flows, and market analysis using a combination of Argus and Excel software.
- Develop and maintain market trends and projections for target markets, identify and track potential acquisition opportunities.
- Conduct due diligence activities including lease analysis and market competitive sets. Arrange third party reports such as market studies and property tax analysis.
- Participate in various analytical projects required for the Acquisitions team.
- Prepare investment committee memorandums and help present transactions at the investment committee level.
- Assist in preparing reports to the Company’s ownership and institutional investment partners, as needed.
- Actively participate in internal discussions and defend valuation conclusions and provide explanations for criteria
QUALIFICATIONS
- Advanced modelling skills required. Expert-level proficiency in Microsoft programs including Excel, Word, and PowerPoint.
- Experience with CoStar, Argus, and Yardi strongly preferred.
- Detailed-oriented with strong presentation and analytical skills
- Organized and able to work in a fast-paced, team-oriented environment with multiple deadlines, and adapt readily to changing priorities.
- Excellent written and oral communication skills with ability to convey technical information in a clear and concise manner.
- General understanding of the real estate industry and experience analyzing financial statements, leases, and related documents a plus.
EDUCATION and/or EXPERIENCE
COMPENSATION
Compensation for this role is expected to be in the range of $80,000 - $100,000. Actual base salary and bonus will be determined by several components, including but not limited to: relevant experience, skills and qualifications, base salary of internal peers, and geographic location. Final compensation will be based upon the candidate’s overall experience and ability to meet the goals for the client.
