POSITION SPECIFICATION
Shine Associates, LLC (‘Shine’) has been retained to search, identify, and recruit a Real Estate Associate on behalf of our client (‘Company’). The position will be located in the New York City and Greenwich, CT offices.

REAL ESTATE ASSOCIATE
The candidate will play an integral role in managing the Firm’s existing real estate platforms, while also sourcing and evaluating new platform opportunities. The candidate will be engaged in Firm’s current platforms in the medical outpatient (MOB) and industrial sectors, with a focus on underwriting and due diligence analysis for new investment opportunities, oversight of asset management efforts, portfolio- and platform-level modeling and reporting, preparing investment overview materials and memos for internal processes and external marketing purposes. The candidate will also be heavily involved in the sourcing, underwriting, and structuring of new real estate platform investment opportunities. The candidate will have the opportunity to gain a large amount of corporate finance and capital markets experience, in addition to direct asset-level acquisition, development, and asset management experience.
KEY RESPONSIBILITIES
Primary responsibilities will include: (i) evaluating/executing investment transactions, including conducting due diligence, preparing investment memos, and involvement in various closing workstreams, ii) creating/managing complex financial models, proformas and other financial analyses for individual investment opportunities and at the portfolio- or platform-level, (iii) conducting in-depth sector and market research, as well as competitive landscapes for certain property sectors, and iv) preparing materials for current and prospective investors.
The ideal candidate will focus primarily on platforms but would also have the ability to work on technology and science real estate investments through the company’s various investment vehicles. Such workstreams would consist mainly of underwriting, due diligence and closing processes for new acquisitions, with additional contributions in helping to develop value creation plans, supporting fundraising activities.
Associates at the Firm are hands-on and expected to take on a high level of responsibility. They are actively involved in every aspect of investing and asset management for Firm’s platform vehicles and are given extraordinary exposure to senior officers at the Company and to its institutional investors and operating partners.
QUALIFICATIONS
- One to three years of experience at an investment bank, investment management firm (real estate or REIT-focused), real estate property investment sales firm, real estate private equity firm, or consulting firm (with real estate focus).
- Bachelor’s Degree from a top-tier university.
- Exceptional PowerPoint presentation abilities.
- Proven Excel modeling skills.
- Effective written and oral communications skills.
- Strong problem-solving skills and ability to think creatively.
- Ability to operate independently, in small deal teams, and with a large amount of individual responsibility.
- Ability to be self-directed and succeed in a fast-paced environment and to manage multiple projects with competing priorities.
- Entrepreneurial mindset, with a demonstrated willingness to take on tasks across the full range of responsibilities.
- Passion for real estate and finance.
COMPENSATION
The expected base salary for this position ranges from $125,000 - $175,000. In addition to base salary, successful candidates are eligible to receive a discretionary bonus, as well as a competitive benefits package. Salary offers are based on a wide range of factors including relevant skills, training experience, education, and, where applicable, licensure or certifications obtained. Market and organizational factors are also considered.
