POSITION SPECIFICATION
SENIOR DIRECTOR OF CONSTRUCTION

Shine Associates, LLC (‘Shine’) has been retained to search, identify, and recruit a Senior Director of Construction on behalf of our client (‘Company’). The position will oversee all construction between Boston, New York and Toronto.  The position will be located in Boston.

SENIOR DIRECTOR, DEVELOPMENT ROLE
Join a high-performing, vertically integrated real estate investment and development firm as the Head of Construction. Our client is seeking a deeply experienced, strategically-minded, and technically exceptional leader to oversee the planning, execution, and successful delivery of our national multifamily construction portfolio. This position is responsible for driving every facet of construction activity — from project feasibility and preconstruction through construction operations, closeout, and handoff. This individual will work closely with Development, Design, Capital Markets, Finance, Asset Management, and Operations to align construction execution with broader business objectives, maximize ROI, and ensure outstanding execution quality.
                                                                                                                
KEY RESPONSIBILITIES
Portfolio & Construction Execution
  • Provide executive leadership and oversight across a portfolio of active and upcoming ground-up multifamily developments, ranging from $50M to $250M+ each.
  • Lead the entire construction lifecycle: entitlement input, preconstruction, bid leveling, procurement, field execution, inspections, closeout, and turnover.
  • Drive portfolio-wide consistency in schedule tracking, budget performance, field operations, and reporting across projects in various geographies.
  • Maintain high-level visibility into site conditions, resource constraints, supply chain challenges, and subcontractor performance.
Cross-Functional Integration
  • Work with Development leaders to influence product design, project phasing, and delivery schedules that align with entitlements, pro formas, and market positioning.
  • Coordinate with the Finance team to manage construction draws, capital call planning, cost-to-complete forecasts, and investment reporting.
  • Partner with Legal, Risk, and Insurance on contract negotiation, claims prevention, and dispute resolution.
  • Lead a smooth project transition process to Property Management and Asset Management, ensuring all documentation, commissioning, and warranty scopes are complete.
Design & Preconstruction Leadership
  • Oversee preconstruction activities including plan reviews, constructability assessments, budget validation, and scheduling.
  • Lead internal and external teams through bid scoping, trade partner selection, contract finalization, and GMP development.
  • Develop strategies for cost engineering, VE alternatives, and system/material optimization that support project feasibility.
Team Development & Culture
  • Build and scale a high-performing internal construction organization, with clear leadership structure, training programs, and succession planning.
  • Set measurable goals and enforce accountability standards for field teams, project managers, estimators, schedulers, and safety officers.
  • Promote a culture rooted in integrity, operational excellence, safety-first mindset, and innovation.
Risk & Safety Management
  • Establish and enforce rigorous jobsite safety programs, contractor onboarding, and compliance protocols.
  • Proactively manage and mitigate project risk, including permitting delays, subcontractor defaults, unforeseen site conditions, and schedule exposure.
  • Own coordination with permitting authorities, utility companies, and inspection agencies across multiple jurisdictions.
Reporting & Communication
  • Deliver accurate, transparent, and timely reports on project status, schedule variance, cash flow, trade partner issues, and upcoming risks.
  • Represent the construction platform with executive leadership, investors, joint venture partners, and lenders.
  • Create and maintain a standardized reporting framework across the organization for construction KPIs, site visit notes, and milestone tracking.

KNOWLEDGE, SKILLS AND ABILITIES
  • Strong track record of delivering wood-frame, podium, wrap, and Type I concrete construction.
  • Skilled at navigating entitlements, code interpretation, plan checks, inspections, and certificate of occupancy processes.
  • Strong communicator with executive presence; experienced in presenting to investment partners, institutional capital, and internal boards.
  • Thoughtful, decisive, and calm under pressure, with the ability to lead through ambiguity and tight deadlines.
  • Equally comfortable with high-level strategy and hands-on field operations.

EXPERIENCE
  • 15+ years of progressive construction management experience, including at least 5 years in a senior or executive leadership role overseeing large, multifamily construction portfolios.
  • Demonstrated success managing $250M+ in concurrent construction work across multiple sites and regions.
  • Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or related field required. Master’s in Real Estate or MBA preferred.
  • OSHA 30 certification required. Preferred certifications include PMP, LEED AP, DBIA, or CM-Lean.
  • Deep understanding of project delivery methods, contract structures (GMP, Lump Sum, CMAR), construction means & methods, and building systems.
  • Advanced knowledge of software including Procore, Primavera P6, MS Project, Bluebeam, and CMiC.
COMPENSATION
The annual compensation for this role is expected to be approximately $300,000. Actual base salary and bonus will be determined by several components, including but not limited to: relevant experience, skills and qualifications, base salary of internal peers, and geographic location. In addition to base salary, this role may be eligible for a discretionary annual bonus.The Company is prepared to offer a competitive compensation package.
